We work with landlords of every size, from those with a single buy-to-let to investors and property management businesses with large portfolios. Our aim is simple: accurate compliance, no surprises, and practical advice that improves your returns.
We prepare your property accounts and tax returns, whether you own personally, jointly, through a partnership or through a company. We make sure every allowable expense is claimed, including repairs, letting and management fees, insurance, professional fees and the replacement of domestic items, and we apply the finance cost rules correctly.
Individual landlords receive only a basic rate tax credit for mortgage interest and other finance costs. For higher-rate taxpayers this can significantly increase the tax bill, and in some cases push income into higher bands or affect Child Benefit. We model the effect on your position and look at whether a change of ownership or structure would help.
From April 2026, landlords and sole traders with qualifying income over £50,000 must keep digital records and send quarterly updates to HMRC. The threshold falls to £30,000 from April 2027 and £20,000 from April 2028. Qualifying income is your combined gross rental and self-employment income, not your profit. We can set up compatible software and handle the quarterly submissions for you.
Capital allowances are not generally available on the furnishings in residential dwellings, but they can be claimed on plant and equipment in commercial property, in the communal areas of residential blocks and on equipment used in a property management business. We identify what can be claimed.
As portfolios grow, the original ownership structure may no longer be the most efficient. We advise on moving to joint ownership, using a company, partnerships, and longer-term succession planning, and we are clear about the tax costs of any change. See our pages on SPV and hybrid company structures and property tax planning.
If rental income has not been declared in the past, it is better to correct it before HMRC makes contact. We can help you disclose through the Let Property Campaign.
For letting and managing agents we provide bookkeeping, client money reconciliations, VAT, payroll and management accounts, including service charge accounting, so you can focus on your landlords and tenants.
